We are a specialist tenant and debtor tracing agent built on 20 years of enforcement expertise.

Strikes Trace Services was founded in 2014 with a clear purpose: provide quick and actionable data for landlords, solicitors and property management agents.

Our founder Chris Bane is a former UK bailiff and enforcement agent with over two decades of experience. After working with landlords, solicitors and property agents, he saw debt recovery and repossessions face delays due to poor tenant tracing.

That’s why he set up Strikes Trace Services – both as a sister company to our enforcement agency Strikes Property Services, and as a leading UK-based tracing agency in its own right.

Our Tenant Tracing Methodology

We are fully committed to ethical and legal practices. We comply strictly with GDPR and all relevant UK data protection laws. This ensures that all information we provide is obtained and handled legally.

Data mining

We comb through hundreds of independent data sources, including financial records, credit links, proprietary databases, and advanced search tools to locate individuals.

Accuracy

If a match isn’t immediate, we re-run every trace up to 11 times to ensure a successful result.  No stone is left unturned in locating the subject.

Legal guidance

If requested, our consultant solicitor can advise you on the most effective course of action. Whether you are looking to serve a notice or move toward a County Court Judgment (CCJ), we ensure your next steps are strategically sound.

Enforcement-ready results

We specialise in locating individuals for CCJs, unpaid invoices, and the service of legal documents. Once the trace is complete, you are in the strongest position to instruct an enforcement agent.

Our team is comprised of seasoned property professionals, including a consultant solicitor, dedicated legal administration staff, and an experienced account management team. Together, we combine our investigative skills and legal knowledge to facilitate swift resolutions to your property-related challenges.

Chris Bane

Managing director

Our Founder and Managing Director, Chris has more than 20 years of experience in the industry, with particular expertise in Possession Orders, CRAR, Forfeiture, Traveller and Squatter Evictions, and Debt Recovery.
Chris oversees the day-to-day running of Strikes, whilst still maintaining personal contact with all clients. He began his career as an enforcement agent, before starting Strikes in 2014.
In his spare time is also an avid F1 and football fan. He has also recently taken up tennis against his better judgement – but has surprised himself by actually enjoying it!

Amie Hackney

Trace Services Manager

Amie has been a valued member of the Strikes team since 2013, working up through administrative and finance roles to current position as Trace Manager. With a sharp investigative mind and a deep understanding of tracing techniques, she excels at locating absconded tenants and debtors using advanced tools and data analysis.
Outside work, Amie enjoys spending time with her family, taking long walks with her dogs and sipping Piña Coladas in the sun.

Jennifer Beatty

Consultant Solictor

Jennifer and Strikes have worked together for many years – she was the first port of call for Strikes when looking for a high calibre, Qualified Solicitor.
Jennifer joined the Strikes team in October 2023 as our external consultant solicitor, assisting our residential clients with landlord and tenant issues. Jennifer is 14 years PQE and so an encyclopedia of knowledge.
When not at work, Jennifer enjoys minibreaks with friends and family, a good red wine – and is partial to a fillet steak.

Jamie Bennet

Account Manager

Jamie has been with Strikes since the beginning of 2024 as
an Enforcement Officer, and, after showing a real aptitude for resolving property disputes, has risen to the role of Account Manager.
His understanding and no-nonsense approach is appreciated by new and seasoned landlords alike. Jamie is rapidly gaining expertise in all the Strikes service areas, including Possession Orders, evictions, inventory and inspections, CRAR, traveller and squatter evictions, Forfeiture of Lease and High Court Enforcement.
In his spare time Jamie likes walking his dog, going to the gym and DIY.

Janet Morris

Legal Administrator

Janet joined us from the legal property disputes sector. She has over 20 years’ experience with property disputes – both commercial and residential. In her spare time, she enjoys gardening (her No. 1 place to be found), baking and making cards for family and friends.

Vicky

Head of Branding

Vicky first joined Strikes as a freelance Graphic Designer at the beginning of 2025. By June, she officially came on board as our Head of Branding within the Marketing team.
With nearly 30 years of experience in design and branding—spanning both the print industry and over a decade of running her own business—she brings a wealth of creativity and insight to the team. Vicky sees the Strikes brand as her baby and is genuinely excited to help it grow and evolve.
Outside of work, she’s a proud mum of three and a big music lover. Nothing beats the energy of a live gig for her—it’s her happy place.

Joshua Parfitt

Head of Content

Joshua Parfitt joined Strikes Property Services Group as Head of Content in November 2025, and is responsible for all the content on https://strikestrace.ludeni.dev/. Joshua trained as a professional journalist, gaining his gold-standard NCTJ Diploma in Journalism at News Associates in London in 2018.

Who uses Strikes Trace Services?

We work with a broad cross-section of clients, including solicitors, letting agents, landlords, businesses, financial institutions and individuals needing to locate someone.

When is tracing required?

Tracing is often required when you need to find someone’s forwarding address or locate an individual who owes you money. It can also be used for legal, financial or personal reasons.

Is your tracing service legal?

Yes, we comply with GDPR and all relevant data protection laws, ensuring our services are both ethical and legal.

How is tracing done?

We obviously can’t tell you everything! But what we can say is that we use a combination of proprietary databases, investigative techniques and advanced search tools to locate individuals as quickly and accurately as possible.

What information does Strikes Trace Services need to conduct a trace?

The more details you provide, the better the results. However, as a minimum, we require their full name, and if possible their last known address.
Additional details like date of birth, employer information, or contact numbers can improve accuracy and the speed at which we can find individuals.

How accurate is your tracing service?

A trace can never be 100% accurate – however we find our traces are correct in at least 98% of all cases. We are a specialist trace and debt recovery firm with access to high-quality data, ensuring industry-leading accuracy when finding individuals.

How quickly will I get results?

We deliver most trace results within 48 hours unless otherwise stated, though complex cases may take longer. We will keep you informed at every step.

What counts as a positive trace?

A positive trace is confirmed when we have successfully found the subject at an address.

Do you provide a “no trace, no fee” service?

No, however we re-run the trace up to 11 times. If we do have to re-run the case, we will ask if there is any more relevant information you can provide us about the subject.

Can Strikes Trace Services find someone who has moved abroad?

Yes! We regularly trace individuals internationally. Simply fill out our form to instruct us or give us a call if you need to discuss on 01133 229555.

Will the person know they are being traced?

No they won't, the service is completely confidential. We do comply with GDPR and all relevant data protection laws, ensuring our services are both ethical and legal.

How much does a trace cost?

Our services cost from £30 + VAT for a Standard Trace. Each service is competitively priced.
